Between us we’ve spent years on the legal and financial side of Samoan property. We kept watching the same avoidable mistakes.
Samoa’s property market is fragmented. Every agency keeps its own listings behind its own front door, and buyers and sellers can’t see the whole picture. Worse, the real cost of a transaction tends to surface only once you’re too far in to walk away.
That’s hard enough if you live in Apia. If you’re in Auckland or Sydney or Salt Lake City, trying to buy a block, lease family land, or work out what your grandfather actually left behind, it’s close to impossible without someone you trust on the ground.
So we built the thing we’d want to use ourselves: a lawyer and an accountant, every fee published in advance, and no incentive to push you into a sale.

Conveyancing, land titles, customary land leases, succession and estate matters. Francis handles everything that touches the legal status of land — who owns it, who can lease it, and what has to happen for a transfer to stand up.

Apia Real Estate
The platform and the agency. Listings, representation on sales, and the free consultation. Owned jointly by both of us.
Ainuu Law Firm
Francis’s legal practice, separate from Apia Real Estate. Any legal work is a separate engagement under its own written retainer.
Apia Chartered Accountants
The accounting and advisory practice, also separate. Tax and structuring work is engaged separately.
Where this could conflict
If we act as selling agent on a property and Francis also does the conveyancing, the same partnership earns from both sides of the transaction. We’ll tell you in writing whenever that situation arises, and ask for your consent before proceeding.
You are never obliged to use Ainuu Law or Apia Chartered Accountants to transact with us. Instructing your own lawyer or accountant changes nothing about how we treat you.
