These are our fees — not government fees, duties, or survey costs, which we set out separately for your specific situation.

If you list your own property and sell it yourself
We take no share of the sale price. The listing fee is all you pay us.
If we represent you and manage the sale
Agreed in writing before we start any work.
Compare that to the standard agency commission in Samoa. We can charge less because listings aren’t how we make our living.
Advisory and reports
Initial 20-minute call
No obligation, and no invoice. We diagnose and quote — we don't advise on the call.

What a report includes
- • Title position and who holds what
- • Registered encumbrances, caveats and mortgages
- • Indicative value, with the comparables we relied on
- • Full cost-to-complete breakdown, including third-party costs
- • A written recommendation you can act on or take elsewhere

Indicative range. Confirmed in writing once we've seen the title.
Customary land lease application
Succession and title work
Legal services are provided by Ainuu Law Firm as a separate engagement, subject to a written retainer. You are never obliged to use Ainuu Law to transact with Apia Real Estate, and you’re welcome to instruct your own lawyer.
Costs that are not ours
These are real costs you should budget for. Every one of them is paid to a third party, not to us — we don’t mark them up and we don’t take a share.
Government fees and duties
Registration, stamp duty and lodgement fees, depending on the transaction.
Survey
Required for subdivisions, and often for leases over undefined boundaries.
Valuation
Usually required by a bank if you're borrowing.
