Terms of Service
The ground rules for listing property, taking part in the network, and how agency representation works on this platform.
Last updated: September 2026
Listing property on the platform
By listing a property on Moana Property Connect, you confirm that you have the legal authority to market the property — either as the registered owner or with the owner's written consent.
Listings are reviewed by our admin team before they appear publicly. We may decline or remove a listing that is inaccurate, misleading, duplicates another active listing, or concerns land where the right to lease or sell cannot be verified.
Self-listed properties are published by the owner directly. Agency-represented listings are published under a separate agency agreement and are clearly badged as such.
Listings must describe the property honestly. Material omissions — known title defects, unresolved boundary disputes, or building issues — may result in a listing being removed.
Code of conduct for members
Membership is reviewed before it is activated. Applicants must provide a real name, a genuine professional background, and an accurate location.
Members agree to use the enquiry and guide-contact channels respectfully and only for their stated purpose. Spam, solicitations, or misuse of another member's contact details will result in removal from the network.
Member profiles are visible to other approved members. You are responsible for the accuracy of your own profile and for keeping your contact details current.
The network directory is not a referral list. Members do not pay, and are not paid, to appear. We do not take referral fees from any party.
Agency representation guidelines
Where Apia Real Estate acts as selling agent, the agency relationship is recorded in a separate written agreement before the listing is published.
Agency-represented listings pass through an admin confirmation step. We verify the agency appointment with the owner before the listing goes live, and the listing is badged so buyers can see the arrangement at a glance.
If the same partnership provides both agency and legal or accounting services on a transaction, that potential conflict is disclosed in writing and your consent is sought before we proceed.
You are never obliged to use our associated law or accounting practices to transact with us. Instructing your own adviser changes nothing about how you are treated.
A note on these terms
These terms govern use of the Moana Property Connect platform. Separate written agreements apply to any legal, accounting, or agency work undertaken by Apia Real Estate or its associated practices — those engagements are not covered here.
